How We Work

Your build, stage by stage.

Building should feel organised, not mysterious. Here is exactly what happens at every stage, what you receive, and how long it takes.

Free ConsultationDay 1

A relaxed, no-obligation conversation about your land, your budget and what you want to achieve. We'll tell you honestly if your goals don't match your block.

  • Understand your brief, budget range and timeline
  • Preliminary zoning and planning check
  • You receive: honest advice and a proposed pathway

Site Inspection & FeasibilityWeek 1

We walk the block together — slope, access, services, overshadowing, the neighbour's peppercorn tree. Constraints found now cost nothing; found during construction, they cost plenty.

  • Site survey, soil test and services location
  • Zoning, FSR and heritage overlay review
  • You receive: a written feasibility summary

Concept Design & Preliminary EstimateWeeks 2–5

Our designer drafts a concept shaped by your brief and the site's opportunities. We price it in real time, so the design and the budget grow together instead of colliding later.

  • Concept floor plans and facade studies
  • Preliminary cost estimate per inclusion
  • You receive: concept drawings + cost range

Approvals — DA / CDCWeeks 6–14

We prepare and lodge the development application or complying development certificate, manage town planners, heritage consultants and neighbours' objections if they arise.

  • Full documentation pack prepared and lodged
  • Council or private certifier managed on your behalf
  • You receive: your approval, without council queues

Construction Drawings & Fixed-Price ContractWeeks 15–18

Working drawings, engineering, energy report and the selection of your finishes — all finalised before we price the contract, so the number we sign is the number you pay.

  • Full working drawings and structural engineering
  • HIA fixed-price contract with stage payment schedule
  • You receive: contract, colour selections, start date

Construction20–40 wks

Our own supervisors run every site — no subcontract-and-hope. You get weekly photo reports, a scheduled payment only after each stage is verified, and a direct line to the person running your job.

  • Weekly progress reports with site photos
  • Independent stage inspections before each payment
  • You receive: certainty, week after week

Quality Checks & Practical CompletionFinal 2 wks

Independent inspectors check every stage during construction. Before handover we walk the home together with your snag list and fix everything — before you move in, not after.

  • Mandatory stage inspections: slab, frame, waterproofing
  • Practical completion inspection with your snag list
  • You receive: a defect-free home on move-in day

Handover & WarrantyHandover day

Keys, warranties, appliance manuals and compliance certificates, presented properly. Then we come back at 13 weeks for the maintenance check — and stay reachable for the 7-year structural warranty period.

  • 13-week post-handover maintenance visit
  • 7-year structural warranty under HBCF
  • You receive: a builder who's still answering the phone
Common Questions

Asked by every owner. Answered honestly.

How much does it cost to build a custom home in Sydney?

As a guide, quality custom builds currently range from $3,200 to $4,500 per square metre depending on site conditions, finishes and complexity. After the first site visit we give you a realistic estimate — not a teaser price that grows later.

How long does the whole process take?

Design and approvals typically take 4–6 months, and construction 6–10 months depending on size and complexity. We map the full timeline at stage 3, so you can plan your move with confidence.

Do you handle council approvals?

Yes. We prepare, lodge and manage your DA or CDC, including town planners, private certifiers and consultant reports — you never deal with council yourself.

Can I build a duplex, or knock down and rebuild?

Both are core specialties. We assess zoning (R2/R3), FSR and site coverage first, then advise the highest and best use of your block before you spend a dollar on design.

What warranty do you provide?

Beyond the NSW statutory warranty, every home includes a 13-week post-handover maintenance visit and a 7-year structural warranty under HBCF insurance.
